WILLIAMNIKOLAS began with a straightforward observation: the most interesting homes in Adelaide were being marketed exactly the same way as the least interesting ones.
The practice is deliberately small. A limited number of campaigns run at any one time, which allows every property to receive the preparation, photography and attention it warrants — and allows every vendor to deal with one person from appraisal through to settlement.
Twelve years in the eastern, northern and coastal suburbs have produced something no advertising budget can buy: a private list of buyers who trust that anything sent to them is worth their time.

The approach
Philosophy
A house is not a commodity and should not be marketed like one. Everything we do begins from that position.
Local expertise
Twelve years across Medindie, Unley Park, North Adelaide, Hazelwood Park and the coast. Street by street, not suburb by suburb.
Marketing
Architectural photography, film and print, produced by the same collaborators every time so the standard never moves.
Negotiation
Handled personally, in person where possible. The last two per cent of a price is won in a conversation, not on a portal.
Presentation
We invest in preparation before launch, and we tell you honestly when something should be fixed, removed or replaced.
Client experience
